Building a custom home is one of the biggest decisions you'll ever make, and for most people, it's their first time navigating the process. At JR Custom Homes, we've been guiding Tampa Bay families through every step of a custom build for over 20 years. We know that the more you understand about the process, the more confident and excited you'll feel from day one to move-in day. Here's what to expect.
Step 1: Initial Consultation and Vision Setting
Every build starts with a conversation. We sit down with you to understand your vision which includes how many bedrooms and bathrooms you need, how you live day-to-day, what architectural style appeals to you, and what your overall budget looks like. This is also where we discuss your lot or help you think through location if you haven't purchased land yet.
This consultation is about getting to know you as much as it is about the home. A custom home should reflect your lifestyle, not just look beautiful, but work beautifully for the way you live.
Step 2: Design and Planning For Custom Home Building
Once we have a clear picture of your vision, we move into the design and planning phase. Most of our clients come to us with architectural plans already in hand, whether they've worked with their own architect or pulled inspiration from existing designs. If you don't have plans yet, no problem — we're happy to refer you to a trusted architect who can bring your vision to life on paper. From there, we work closely with you to review the plans, align on scope, and make sure every detail is accounted for before breaking ground.
At JR Custom Homes, we also connect you with our interior design partner at no additional cost. From flooring and cabinetry to fixtures and tile, your design partner helps you make selections that bring your vision to life while staying within your budget. Every finish is chosen before a single nail is driven, so there are no surprises during construction.
Step 3: Permitting
Before construction can begin, your project needs to be approved by the local building department. In the Tampa Bay area, this process includes submitting architectural plans, engineering documents, and permit applications, all of which we handle on your behalf.
Permitting timelines in Florida can vary depending on the municipality and the complexity of the project. On average, you should plan for 2-4 months for permit approval. We'll keep you updated throughout and make sure everything is in order before we break ground.
Step 4: Construction
This is the exciting part. Once permits are approved, construction begins. A typical custom home build in the Tampa Bay area moves through these phases:
• Site preparation and foundation: Clearing, grading, and pouring the foundation.
• Framing: The structure of your home takes shape.
• Rough-in work: Plumbing, electrical, and HVAC are installed inside the walls before they're closed.
• Insulation and drywall: Walls are closed in and the interior begins to take shape.
• Interior finishes: Flooring, cabinetry, countertops, tile, and paint are installed.
• Exterior finishes: Roofing, siding, windows, doors, and landscaping are completed.
• Final inspections and punch list: We conduct a thorough walkthrough to make sure everything meets our standards and yours before you move in.
From permit approval to move-in, the process typically takes 9 to 12 months. We keep our clients informed at every stage so there are never any surprises.
Step 5: Final Walkthrough and Move-In
Before we hand over the keys, we conduct a detailed final walkthrough with you to make sure every detail meets your expectations. We want you to feel completely confident in your new home. Once any final touch-ups are complete, it's move-in day, and one of our favorite moments after 20 years of doing this.
